Directions

CARS MUST ALWAYS REVERSE INTO THE DRIVEWAY. 

From Broxden roundabout, take exit towards Stirling A9 south, for 2 miles. Then take the Tibbermore turn off to the right across the dual carriage way. Continue on this road until you reach a crossroad. Turn right and the holiday let is on the left handside. 


Local transport:

  • Car required for this holiday let
  • Local Taxi Firms: Thistle Taxis - 01738 700388 & A and B Taxis - 01738 446688. 
  • Fuel - Local fuel station at Tesco Extra which is available 24 hours per day. Also many other garages available through out Perth area. 
  • Local train stations at Gleneagles and Perth City Centre. Both have links to Dundee/Aberdeen or Glasgow/Stirling or Edinburgh. 

What we provide.

The Little Acorn is a self catering 2 bedroomed flat, but here is a list of the included amenities. 

Check in after 4pm and Check out before 10am. 


We will provide:

  • Cooker, Fridge, Freezer, dishwasher, Kettle, Toaster, Microwave. 
  • Fibre Wifi
  • Tea towels, Dish cloth and sponge, dishwasher tablets, washing up liquid and all purpose cleaner, Kitchen foil, Cling film, Kitchen utensils/ pots and pans, baking trays, crockery and glasses and Salt and pepper. 
  • Iron and ironing board, dustpan and brush. 
  • Please bring washing powder for laundry as this wont be provided due to allergies. 
  • Bathroom - 
  • We will provide 1 bath sheet and 1 hand towel per person,
  • Hand wash in the bathroom
  • Toilet paper
  • Bedroom:
  • All bed linen will be provided ( sheets, pillow cases and duvet covers)
  • Extra throws 
  • Hair dryer will be available 
  • Lockable bike shed. (coming soon)
  • Outdoor patio furniture 

No pets allowed in this holiday let. 

Cancellations

We understand that cancellations happen, we just request that we are given as much notice as possible to allow us to fill these dates. 


On confirmation of booking, full payment will be taken for the entire let period. If you need to cancel your reservation and it is done 14 days before the first day of the let then you will receive a full refund. 


If you cancel your reservation with 7-13 days before the start of the let, then you will receive 50% of your full payment back. 


If you cancel with less that 7 days notice you will receive no refund.

Is there off road parking? 

- Yes there is a driveway enough for 2 vehicles. 

Are the gardens enclosed? 

- Yes with the exception of the driveway entrance. 

Can we order groceries for our arrival? 

- We cannot take responsibility for groceries delivered while you are not present, please order this once you are checked in to the flat. 

Do we need cancellation insurance? 

- We would recommend that all guests get insurance to cover period of there holiday let. 

Do I need a car? 

- We would highly recommend having a car due to very limited public transport availability. 

Are electricity and gas included in the cost of the holiday let? 

- Yes these costs are included as well as the WIFI usage. 

Do you allow short breaks? 

- Minimum stay is 3 days for any booking.  

Do you get mobile reception at the property? 

- Yes for all networks, as far as we are aware. 

Can we drink the water? 

- Yes scottish water is safe and clean to drink from any tap. 

 

Terms and Conditions

Contract:

  • The contract for the short term holiday let will be between the owners of The Little Acorn and the person making the booking and all the members of your holiday party. Scottish law will govern the Contract. The contract will be subject to these booking conditions, must be complied with.   
  • The person whose name is on the booking form (referred to as the "Responsible Person") agrees to take full responsibility for enduring that all the terms and conditions are adhered to by all members of the party. The Responsible person must personally stay at the accomodation for the entire stay and be at least 18 years of age at the time of booking. 
  • When you submit a booking request via our online booking system and receive an automatic confirmation email, this is not a contract only once the booking has been confirmed by post or email, then a contract shall arise.   

Payment: 

  • Payment for holiday let will be taken in full at the time of booking. 


Transferred booking:

  • In order to change the dates of your booking, with over 30 days notice this can be completed free of charge if less than 30 days notice there will be a £25.00 charge applied to carry this out. 


Right of Entry:

  • In order to carry out weekly cleaning of the holiday let access will be required, at a reasonable time to do this. You will receive details of the specific day in your welcome pack upon your arrival. Access will also be required for any repairs which are required to be carried out but you will receive notice of these times. 


Circumstances beyond control of the owner:

  • If for any reason the property will not be available for the time period which you have booked to rent, you will receive a full refund for your booking as well in advance a s possible. 


Care of the property:

  • You are responsible for the property and are expected to take all reasonable care of the property, its furniture, pictures, fittings and effects. You must leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. You mustn't use the property for any dangerous, offensive, noxious noisy, immoral activities or carry on there any act that may be a nuisance or annoyance to the owner or other neighbouring properties. 


Number of persons using the property:

  • This must be declared at the time of booking or you risk voiding your holiday let agreement. 


Internet Access:

  • the property has fibre broadband WIFI access, which you will receive the password for in your welcome pack on arrival. 


Pets:

  • At this time we are not able to accept guests bringing their pets to the holiday let. 


Complaint:

  • We will make every effort to ensure that you have an enjoyable stay. However, if you have any problems or causes for complaint, it is essential that you contact us immediately to give us a chance to resolve it. We value your custom and want you to return and will do our best to resolve any problem.
